Does all installment Loans with 10 or less payments exempt from debt to income ratios

Great Question!

Installment debts with less than 10 payments many times does not count against your debt to income ratios. They may be excluded! However the guideline reads; an installment dent with less than 10 monthly payments remaining also should be counted as recurring monthly debt against the debt to income ratio if it significantly affects the borrower's ability to pay their credit obligations. To simplify that, if it one of your largest credit obligations it is an underwriter discretion. What state are you looking to obtain a mortgage?
